Portopiccolo, Sistiana. Zero-impact architecture and geothermal heat in a former quarry

An example of environmental reconversion designed to bind to the landscape that surrounds it, Portopiccolo does not upset the ecosystem in which it is located

Favored travel destination of the Central European Belle Époque, Sistiana, in the region Friuli-Venezia Giulia, tells a story of prosperity that dates back to Roman times. The sheltered bay, the fertile soil, and the access to the sea favored the development of hotels on the coast in the early twentieth century, equipped with spa facilities and bathing establishments, becoming a renowned tourist destination of the Habsburg Empire.

In the heart of the former limestone quarry of Sistiana, Portopiccolo was born, a seaside village overlooking the Adriatic Sea. An example of environmental reconversion designed to bind to the landscape that surrounds it, without upsetting the ecosystem in which it is located.

Elena Piazza, Marketing Manager of Portopiccolo Sistiana, says that «the real estate units are built in harmony with the landscape, like the ‘Case del Borgo’ with pitched roofs, or the ‘Case Terrazza’, which dominate the bay. Or again, The ‘Four Winds’ Penthouses, where the windows define the spaces with a private swimming pool, green roofs, and hanging gardens».

The five-star hotel Falisia, a Luxury Collection Spa & Resort, has fifty-eight rooms and suites, of the design hotel. The structure develops through a zero-impact architecture, i.e. without CO2 emissions, not impacting the Falesie Di Duino natural reserve. A geothermal system feeds the heating and cooling of the houses.

The village is characterized by a single pedestrian area crossed by alleys and squares where you can find shops, a Yacht Club, a Beach Club, a Spa, and ten bars and restaurants. The colors and design of the houses are reminiscent of those of the many Venetian settlements on the eastern shore of the Adriatic. It is very easy to move around the village, a complex of lifts allows you to reach all areas with ease. Walking among the low houses built in local stone you go down to the white pebble beach.

The Marina, on the left side of the bay, has 121 moorings for sailing boats, yachts and motorboats. The public green, which integrates with the private green of the terraces and gardens of the houses, was designed by the landscape architect Andreas Kipar. The spa treatments were designed by Bakel — a Friulian cosmetic laboratory that uses only natural products.

What Portopiccolo Sistiana has to offer is integrated with the territory in which it is inserted. Hidden in the Gulf of Trieste, the position makes it the perfect point to visit not only Friuli-Venezia Giulia and Northern Italy, but also Croatia, Slovenia, and Austria. The surrounding area is rich in villages, historic cities, and natural beauty, even if it is an area outside the international circuits of mass tourism.

Thanks to its location, this territory has a karst morphology that adds to the composite biodiversity, which comes from the meeting of the Alps and the Adriatic Sea. This encounter can also be found in the area’s culinary offers, from the food and wine culture of the place that enhances the products of the sea, with fresh fish and shellfish, and from the land, with extra virgin olive oil and aromatic herbs from the Karst.

Portopiccolo Sistiana was purchased at the beginning of the year by the American investment fund Hig Capital. Elena Piazza explains the future plans as follows: «The new property aims to continue the relaunching of the structure, through the expansion of marketing investments, integration of the temporary residential offer with the inclusion of new units for rent». In the meantime, in response to the Covid-19 pandemic that stopped the world, work is being carried out on two fronts in Portopiccolo: securing the village and communicating its beauties.
